We stand behind the quality of our products. Should you wish to return an item for preference reasons, you must contact us within 3 days of delivery and send it back to us via a traceable method of shipping of your choice. A refund will be issued in the origional form of payment once the item is received, inspected and processed. Delivery fees are not refundable and there is a 15% restocking fee which will be deducted from your refund.
If an item arrives and the package or its contents are damaged- sign for it as damaged and call us immediately.
Custom orders necessarily cannot be returned or refunded.

Warranty:
WARRANTY: Lilliput Play Homes warrants to the original purchaser for a period of fifteen years from the date of purchase all parts originally constructed of cellular PVC such as window trim and doors and in some cases walls that have been upgraded to PVC, including in the Town and Country collection, against structural failure due to rot and/or insect infestation.
Lilliput Play Homes also warrants to the original purchaser for a period of three years from the date of purchase all components and parts constructed of wood such as walls, floors, etc against structural failure due to rot and/or insect infestation.
Subject to proper installation, we further warrant our homes, and agree to repair or replace at our option, any part defective in material or workmanship for a period of three year from the date of purchase.
Lilliput Play Homes, Inc. reserves the right to examine photographs or physical evidence of merchandise claimed to be defective, and to recover said merchandise, prior to disposition of warranty claims. Merchandise returned to our factory for examination or recovery must be shipped prepaid, unless a return authorization number is issued.
We specifically disclaim liability for personal injury or damage to the product due to accident, misuse, neglect, abuse, normal wear, or to improper customer assembly, repairs, alterations, or maintenance. Fading, tarnishing, mildew, moderate warping, weathering, surface rust on hardware and surface cracks in plastic components do not affect the structural integrity of the home and are not defects but a normal process which is unavoidable due to exposure to weather and extremes of climate. Accidental loss or damages from causes beyond the fault and control of us, such as exposure to harmful materials, fire, lightening, hurricane, tornado, hailstorm, earth movement, windstorm, vandalism, earthquake, falling trees or other acts of God are not covered by this warranty. It is purchaser’s responsibility to protect the structure from unwarranted exposure to the elements by ensuring windows and doors are kept properly secured and closed. The home requires an active maintenance effort by the purchaser to reduce the likelihood of damage due to neglect, improper maintenance or abnormal use. Routine inspections, preventive maintenance and play supervision are the responsibility of the purchaser to ensure a hazard free play environment. The purchaser is responsible for choosing a structure appropriate for the developmental levels of the children who will use it, and to provide active adult play supervision.
Any implied warranties imposed by law, such as the implied warranties of merchantability and fitness for purpose, are limited in time to the duration of this express warranty. Lilliput Play Homes Inc. shall not be liable to you for any consequential damages or incidental damages for breach of any express, written oral or implied warranty. Some states do not allow the exclusion of limitation of incidental or consequential damages, so the above limitation or exclusion may not apply to you.
We reserve the right to improve, alter or discontinue specifications and designs without notice.

| Main Street Collection All municipalities have different ordinances. Please consult your local Building Code. |
Town & Country Collection All municipalities have different ordinances regarding backyard structures. Because the houses are not anchored to the ground and can be disassembled and moved at any time, most municipalities view the houses as a temporary structure not requiring a building permit. However, we recommend checking with your local building inspector and homeowner’s association before installation. |

| Main Street Collection Doors are omitted from interior models to prevent pinch-points in high traffic use. Doorways are usually widened to allow the houses to be handicap-accessible. Doors are usually used on exterior models, but can be at the customer’s discretion. |

| Main Street Collection Interior models do not have roofs or else have large opening in their roofs in order to allow facility fire protection and lighting to enter the structure unimpeded. Exterior models have roofs. |

| Main Street Collection The playhouses come as 10 to 20 pre-fabricated panels which fasten together. Panels are already painted, shingled, doors and windows hung. Assembly takes two men 4-8 hrs. No carpentry experience is necessary. LPH can provide the purchaser with trained supervision and/or installation services. The Purchaser can also choose to assemble themselves or contract with a handyman. |

| Main Street Collection The sizes of all playhouses can be increased. However, because of construction, shipping and installation considerations, some limitations may apply. |
Town & Country Collection The sizes of all playhouses can be increased. However, because of construction, shipping and installation limitations, we prefer not to build any part over 8′ long. It is not unusual for any standard 6’x 8′ house to be increased to 8’x 8′. Any additional size requirements can be met by adding an additional “room”. (Similar to the floor plan of the Cotton Candy Manor). |

Selection of any color outside of those shown in the catalog constitutes a custom color charge. A chart of available colors can be obtained from your Lilliput representative. Lilliput Play Homes can match any major paint manufacturer’s color. |
